The Ironbound district has long been one of Newark’s most vibrant neighborhoods and has recently experienced a surge of development interest. This project focuses on the development of a vacant surface parking lot into a 400+ residential unit development with ground floor retail space and parking garage. In close proximity to Newark Penn Station and within an extremely walkable community, the project anticipates attracting young professionals and NYC commuters.
Arterial was engaged to develop the streetscape surrounding the site as well as two pocket parks and rooftop amenity spaces. The streetscape was inspired by the ethnic diversity that makes the Ironbound special and is reflected in the materials and patterning used. An important part of the plan are two pocket parks that are open to the general public and provide shaded seating, additional landscape and screening from adjacent properties. Two amenity decks will serve the development above the parking structure and on the 12th floor. These amenity spaces provide residents of the development with passive social space, a variety of seating options and outdoor cooking stations.
